Mold in Your AC Ducts? A Gulf Coast Indoor-Air Guide

Musty AC smell in your Spanish Fort home? Here is why Eastern Shore humidity grows mold in ducts, coils, and drain pans — and how to stop it for good.

If your supply vents are pushing out a damp, musty, locker-room smell every time the AC starts — yes, you probably have mold or mildew growing somewhere in the system. On the Eastern Shore that is almost always on the evaporator coil, in the drain pan, or inside the first few feet of flex duct off the air handler, because that is where cold metal meets 79 percent August humidity. The fix is two-part: clean what is already growing, then lower the indoor moisture so it cannot come back.

I run Air Solutions Heating & Cooling out of Daphne, and the "musty AC smell" call is one of the most common ones we get in Spanish Fort from late April through October. Here is the honest version of what is happening and what to do about it.

Why Gulf Coast ducts grow mold in the first place

Mold needs three things: a food source (household dust), a surface, and moisture. Two of those are unavoidable. The third — moisture — is the one we actually fight on the Eastern Shore.

Spanish Fort sits directly on the eastern shore of Mobile Bay, a few minutes off the Causeway and Battleship Parkway. We get muggy or oppressive air roughly six months a year, mid-April into late October, and about 66 to 67 inches of rain — July being the wettest month. When 75-degree, 90-percent-humidity outdoor air leaks into a return, or when room air hits a 55-degree evaporator coil, water condenses. Anywhere that water sits on dust, mold can grow within a few days.

A few specifics that make Spanish Fort homes especially prone:

  • The age of the housing stock. The median home in Spanish Fort was built around 1999. That puts a lot of homes in TimberCreek, Spanish Fort Estates, Churchill, Blakeley Forest, Blakeley Oaks, The Highlands, The Lakes, Shenandoah, and Audubon squarely in the 20-to-25-year window where original ductwork has loose connections, crushed flex runs, and tired mastic seals. Every gap is a humidity inlet.
  • Newer construction is not automatically safe. Even in Stonebridge, the D.R. Horton / Truland community off Hwy 181 that has been building since 2015, we still see builder-grade systems where the supply plenum sweats because the insulation was rushed.
  • Oversized AC. A 4-ton system in a 1,900 sq ft home cools fast and shuts off — it never runs long enough to wring water out of the air. The house feels cold and clammy, and the coil stays damp.
  • Hurricane Sally hangover. A lot of attics around here took on water in September 2020. Wet insulation that dried slowly is still seeding the building cavity with spores.

What does mold in AC ducts actually smell like?

People describe it as wet cardboard, a damp basement, dirty socks, or "that closet at the beach house." The tell is timing: it gets stronger in the first 30 seconds after the blower starts, then fades. A burning or electrical smell is different — call us, not a duct cleaner. A sweet, chemical smell is a refrigerant issue. A sulfur or rotten-egg smell is a gas concern and you should leave the house and call your gas utility.

If it is musty and tied to the blower, walk to the air handler closet or attic and look at three things: the inside of the return grille, the bottom of the evaporator coil cabinet, and the drain pan. Black or greenish-gray fuzz on any of those, or standing water in the secondary pan, and you have your answer.

What to do right now

Do not panic. Do not run out and pour bleach down the drain line — it can break down PVC glue joints and damage the pan. Here is the sane order of operations:

  1. Change the filter. A loaded MERV 8 to 11 filter loses static pressure and lets unfiltered air past the coil. New filter, every month from May through September on the Eastern Shore — here's how often you should change your AC filter on the Gulf Coast and why our season is harder on them.
  2. Confirm the drain is flowing. Pour a cup of warm water into the cleanout tee on the condensate line and watch it exit outside. If it backs up, the line is clogged and water is sitting in the pan growing biofilm.
  3. Check your indoor humidity. A $15 hygrometer from any hardware store on Hwy 181 or at Eastern Shore Centre will tell you the truth. You want 45 to 55 percent inside during cooling season. Anything above 60 percent and you have a moisture problem, not just a mold problem.
  4. Get the coil and pan inspected. This is where a tech with a flashlight and a borescope is worth the call. Surface mold on a coil is straightforward. Mold deep inside lined flex runs is a bigger conversation.

If the air handler is in a vented attic — common on the older side of TimberCreek and across Malbis — also check that the supply plenum is wrapped and the platform is sealed. Attic air in July is 130 degrees and saturated; if it is leaking in around the cabinet, you are basically growing mold on purpose.

Prevention: humidity, drainage, UV — in that order

I want to be straight with you, because the IAQ industry sells a lot of gadgets. The order matters.

Humidity control comes first. If your system runs in short cycles and your house feels clammy at 74 degrees, the system is probably oversized for the load, or the blower speed is set too high. A variable-speed blower or a properly sized two-stage system runs longer at lower output and pulls way more water out of the air. Drainage is second. A clean condensate trap, a float switch that actually works, and a slight slope on the drain line are basic but they are how you avoid the pan-soup problem. We replace a lot of failed float switches in homes built in the late 90s and early 2000s.

UV-C is third, and it is real but oversold. A correctly sized UV lamp aimed at the coil and pan will keep biological growth from re-establishing on the surfaces its light hits. It does not sterilize your ductwork. It does not replace a filter. It is a maintenance tool, not a magic wand. If a salesman tells you UV alone will fix a humidity problem, get a second opinion.

When duct cleaning is the right call (and when it is not)

Duct cleaning gets a bad reputation because there are operators who blow air through a register, vacuum the lint, and charge you $500. That is not what fixes mold.

It is the right call when: you can see growth at the supply boots, the coil has been replaced or remediated, and humidity is already under control. It is the wrong call when the underlying moisture problem has not been solved — you will be paying for it again next August.

We also see homeowners around Stonebridge Elementary and Spanish Fort High School ask about full duct replacement after a remediation. Sometimes that is honest advice — lined flex with embedded growth cannot really be cleaned, only replaced. But it should be the answer to a specific question, not the opening offer.

The bottom line

Mold in your ducts is a humidity problem wearing a duct costume. Fix the moisture, fix the drainage, then deal with what is already growing — in that order.
