What Size AC Do You Need for a Spanish Fort Home?

Square-footage rules of thumb fail on the Eastern Shore. Here's how Manual J load calcs right-size your Spanish Fort AC and why oversizing creates clammy houses.

The honest answer: you need whatever size a real Manual J load calculation says you need — usually somewhere between 2.5 and 5 tons for most Spanish Fort houses, but the ton number alone is the wrong question. The right size is the one that runs long enough on the hottest, stickiest August afternoon to actually pull the humidity out of your house. In our climate, that almost always means smaller and slower than the "rule of thumb" a salesman might quote you off the back of a napkin.

Why the 600-square-feet-per-ton rule fails in Spanish Fort

You've probably heard some version of "one ton per 600 square feet" or "400 to 600 per ton." Those numbers come from generic national tables that assume a generic house in a generic climate. Spanish Fort is not generic. We sit directly on the eastern shore of Mobile Bay, six months of the year are muggy or oppressive (mid-April well into late October), peak humidity in August runs around 79%, and a typical July day is roughly 90 degrees high and 74 low. That's a cooling-dominated climate with a serious latent load — meaning a huge chunk of the work your AC does isn't cooling the air, it's wringing water out of it.

A rule of thumb can't see any of that. It can't see whether your house in TimberCreek is on the shaded side of the 27-hole course or staring west into the late-day sun. It can't see whether you're in a 1999-era home in Spanish Fort Estates with original ductwork or a brand-new D.R. Horton or Truland build in Stonebridge. It can't see how many feet of leaky return duct are sitting in a hot attic. Two houses with identical square footage on the same street can have loads that differ by a full ton or more.

What a Manual J load calculation actually does

Manual J is the ACCA's room-by-room heat-load standard, and it's what any honest AC installation in Baldwin County should start with. A real Manual J inputs:

  • Conditioned square footage, ceiling heights, and how the house is laid out across stories
  • Window count, size, orientation, and glass type (west-facing glass off Mobile Bay is brutal)
  • Wall, ceiling, and floor insulation values
  • Infiltration — how leaky the building envelope actually is
  • Duct location, size, and leakage (huge in older Eastern Shore homes)
  • Local design temperatures, not national averages
  • Internal gains from people, lighting, and appliances

The output isn't just "you need 3 tons." It comes down to a sensible-and-latent split that tells the installer how much moisture removal the equipment has to handle. In Spanish Fort, latent load is where most mistakes get made.

How does an oversized AC make a humid house feel clammy?

This is the part most homeowners don't hear until after the install. Air conditioners dehumidify by running long enough for warm humid air to hit the cold evaporator coil, condense out as water, and drain away. An oversized unit blasts the room temperature down to the thermostat setpoint in five or six minutes and shuts off. The coil never gets a chance to pull serious water out of the air.

So you end up with a 72-degree house that still feels sticky. Floors feel damp. Hardwoods cup. You get that musty smell behind furniture and in closets along exterior walls. In bad cases — and we see this on calls all over the Eastern Shore, from Churchill to Blakeley Forest to The Highlands — homeowners crank the thermostat down to 68 trying to feel dry, and the house just gets cold and clammy instead of comfortable. That's not a refrigerant problem. That's a sizing problem.

A right-sized unit runs longer cycles at lower stages. It removes more pounds of water per hour even though it removes fewer BTUs per minute. That's the whole game in this climate. Spanish Fort homes have their own quirks

A few things we see specifically around here that throw off lazy sizing:

Older 1990s stock. The median Spanish Fort home was built around 1999, which puts a lot of houses in Spanish Village, Shenandoah, The Lakes, and the older sections near Spanish Fort High School squarely in the 20-to-25-year replacement window. Original ductwork on these homes is often leaky, undersized on returns, or running through unconditioned attic. Load calcs that ignore duct losses undersize the equipment for the rooms farthest from the air handler.

Hurricane-era retrofits. After Hurricane Sally in September 2020, a lot of homes got new roofs, attic insulation, or window replacements but the same old AC. The load actually changed. Your 4-ton from 2008 may now be a 3-ton house.

New construction. Builder-grade equipment in Stonebridge and similar new neighborhoods off Highway 181 is usually single-stage and often a half-ton bigger than the house needs. It hits the thermostat fast and the humidity stays high. We see this constantly.

Two-story stack effect. Plenty of homes around Blakeley Oaks and TimberCreek have a single system trying to cool both floors. A correct Manual J flags this immediately and points toward either a zoned system or two separate units.

Two-stage and variable-speed matter more here than the ton number

Once Manual J gives you the right capacity, the next question is staging. A single-stage 3-ton is either off or full-blast. A two-stage 3-ton can loaf along at roughly 70% on a mild day. A variable-speed inverter unit can creep along at 30 or 40% for hours. In a humid coastal climate, that low-and-slow runtime is what keeps Mobile Bay moisture out of your living room.
