Should you repair or replace your aging AC in Spanish Fort? Reaves breaks down the simple math, salt-air life expectancy, and R-22 reality.

If your AC is over 12 years old, the repair quote is more than half the cost of a new system, or it still runs R-22 refrigerant, replace it. Anything younger than 8 years with a clean coil and a fixable problem — capacitor, contactor, fan motor, refrigerant leak you can actually find — repair it. The middle ground (8-12 years) is where Spanish Fort homeowners need to do the math, and the salt air off Mobile Bay tilts that math earlier than most people expect.

Why your AC ages faster in Spanish Fort

Manufacturers rate a residential condenser for 15-20 years. That number assumes a dry, mild climate — not a house three miles from the Causeway with salt-laden air blowing in off the bay every afternoon. Salt accelerates corrosion on aluminum fins and copper line sets. It's a coastal principle, not a number we made up: every HVAC contractor on the Eastern Shore sees it.

Add in the workload. Spanish Fort runs muggy or oppressive roughly six months a year — mid-April through late October. July averages a 90°F high with overnight lows still in the mid-70s, and August humidity hovers near 79%. Your compressor doesn't get a meaningful off-season. That matters because the median Spanish Fort home was built around 1999. A huge slice of the housing stock — The Highlands, The Lakes, Shenandoah, Blakeley Oaks — is right in the replacement window. The simple math: the 5,000 rule

  • Refrigerant type. R-22 systems are on borrowed time. Production ended January 1, 2020.
  • How many times you've already paid. Three service calls in two summers is the system telling you something. Listen.
  • Efficiency drop. A 14-year-old single-stage unit running on a corroded coil is moving 60-70% of the air it did new. You're paying Baldwin EMC for the difference.

What about R-22? Is it worth fixing?

If your system is R-22 — and a lot of pre-2010 units in Spanish Village, Audubon, and the older sections of TimberCreek still are — the answer is almost always replace. The EPA banned R-22 production and import on January 1, 2020. What's on the market now is reclaimed refrigerant, and the price reflects scarcity. A real leak repair plus a recharge on an older R-22 system often costs more than a sizeable down payment on a modern R-454B or R-32 unit, and you're sinking it into equipment that's already past its expected coastal life. Before that number scares you off, it's worth seeing what AC replacement actually costs in Baldwin County in 2026 and which rebates and incentives can take a bite out of it.

Modern refrigerants run at different pressures. You can't just "top off" an R-22 system with newer refrigerant — the components aren't rated for it. So when an R-22 condenser dies, the indoor coil and often the line set go with it.

When repair is the right call

Plenty of times it's not even close. We tell Spanish Fort homeowners to repair when:

  • The unit is under 8 years old and properly maintained.
  • The failure is a commodity part: capacitor, contactor, fan motor, blower motor, thermostat, control board.
  • It's a refrigerant leak you can locate and fix in an accessible joint — not a slow leak in a corroded coil.
  • The coils are clean and intact, with no visible salt-air pitting.
  • The ductwork and air handler are sound. Replacing a condenser when the indoor side is failing is throwing money at half the problem.

A 5-year-old system that needs a $300 part isn't a candidate for replacement. Anyone telling you otherwise is selling, not diagnosing.

When replacement is the right call

Replace when two or more of these line up:

  • The unit is 12+ years old in a salt-air environment.
  • The repair quote is more than 40-50% of replacement cost.
  • It's R-22.
  • You've had multiple service calls in the last 18 months.
  • The coil is leaking from corrosion rather than a single fixable point.
  • Your power bills have been climbing year over year with no change in usage.

Hurricane Sally back in September 2020 took a lot of Baldwin County systems with it — direct damage from debris, but also units that ran wet for days after the storm, or sat without power and then got slammed back on. Why a heat pump usually makes sense here

If you're replacing, look hard at a heat pump rather than a straight AC plus gas furnace or strip heat. Spanish Fort's winters are mild — rarely below the upper 20s — which is exactly the climate heat pumps were built for. You get one piece of equipment doing both jobs, and it runs efficiently in our cooling-dominated climate eight to ten months of the year.
